Ryton-on-Dunsmore

Plans for the redevelopment of large areas of the former Peugeot factory site at Ryton-on-Dunsmore were approved by Rugby Borough Council in early 2008.
The land is presently allocated for employment use in the Rugby Local Plan and the proposals sought to replace the amount of development that was previously on the site with new employment development, with potential for up to 3000 new jobs to be created.
The proposals, by Trenport Investments Ltd and Ryton Properties Ltd, took the form of two planning applications, both of which now have permission. The first by Ryton Properties was for a scheme at the Northern end of the site (Site A), comprising a new facility for Home Delivery Network Ltd (HDNL). This will be a ‘Sortation Centre’ with lorries bringing goods into the centre for sorting and onward distribution.
The second proposal involves redevelopment of the land running from the HDNL distribution centre to the existing footpath running from the A423 to the village (Site B). Planning permission was granted for a potential mix of manufacturing and distribution facilities. The permission was in ‘outline’ only with the exact layout and type of buildings to be determined later in the planning process. This part of the former Peugeot site has now been sold by Trenport to Prologis – one of the UK’s leading developers of distribution facilities. Prologis is taking forward detailed proposals for this land.
In preparation for these developments, all buildings have now been cleared from the site, and advanced work such as putting in the necessary drainage has now been undertaken.
The final section of the former Peugeot site running from the footpath towards the village (Site C) is not covered in these proposals. Trenport is promoting this land for housing development and open space through the long term plan for the area, the ‘Rugby Local Development Framework’, which is being prepared by the Council over the next few years. The land is a brownfield site and Trenport believes that the large number of houses required in the Borough in the next 15 years should be directed to such sites rather than losing green fields.
It is important to say that the existing footpath across the site will not be affected by this planning application, also that the existing nature reserve – The Dell – will be preserved.
